The Property
Property 10668 is an exceptional retreat in the heart of Umbria, offering an idyllic escape that combines luxury with traditional charm. With two pools, one outdoor and one indoor, the estate showcases the classic Umbrian style and elegant décor, creating a peaceful environment. Property 10668 can accommodate: 11 guests in the Main House, 11 in the Rosa Bianca Cottage, 8 in the Rosa Rossa Cottage, 3 in the Rosa Arancio Cottage, 5 in the Nonna Cottage, and 5 in the Olivi Cottage, for a total of 43 guests (36 are in beds and 7 are in sofa beds).

The estate’s outdoor amenities are designed to enhance relaxation and leisure. Guests can enjoy two beautiful swimming pools set within landscaped gardens. The property’s extensive grounds include lush green areas with breathtaking views of the countryside. There is also a covered outdoor dining area, a terrace with stunning views, a gazebo, and a fridge for added convenience. Additionally, a small pavilion offers panoramic views, while an outdoor shower (with cold water only) and a bathroom with a shower are available for guest use.

Main House:
Spanning 350 square meters, the main house can accommodate between eight and eleven guests in four bedrooms. The main house features multiple lounge areas on the ground floor, including a living space with an open fireplace, a TV room, and a games room with a small bar. The dining room, with windows overlooking the garden, is perfect for communal meals. The fully-equipped kitchen is designed with professional-level equipment, and there are two guest bathrooms for convenience.

On the first floor, accessible via an external entrance with 10 steps, there are four bedrooms. One double bedroom (or twin room) with a TV. One double bedroom with a TV and a view of the pool. These first two bedrooms share a bathroom with a shower. A third double bedroom with a TV and a single sofa bed, along with a living area with two sofa beds and a TV, as well as a bathroom with a double sink and a shower. Finally, the fourth bedroom is the master bedroom, with a single sofa bed, TV, and an en-suite bathroom with a bathtub/shower.

Rosa Bianca Cottage:
Close to the main house, Rosa Bianca Cottage offers a charming and comfortable retreat for up to eleven guests in five bedrooms. On the ground floor, with access via a separate entrance from the rear side, there are three bedrooms: a double bedroom with a TV, a single sofa bed, and an en-suite bathroom with a shower; a double bedroom with a TV and an en-suite bathroom with a shower; and a twin room (or double bedroom) with a TV and an en-suite bathroom with a shower.

On the first floor, accessed via a separate entrance with six steps, there are two more bedrooms: a twin room (or double bedroom) with an en-suite bathroom with a shower, and a double bedroom with a TV and an en-suite bathroom with a shower. Please note that the latter room is located near an electricity/heating cabin, which may cause some noise during operation. Please also note that all the bathrooms in this cottage are windowless.

Rosa Rossa Cottage:
Located between the main villa and the entrance gate, Rosa Rossa Cottage offers accommodation for eight guests in four bedrooms. This cottage is all on one floor, with access from the exterior. It features a double bedroom with a TV and an en-suite bathroom with a shower; another double bedroom with a TV and an en-suite bathroom with a shower; a twin room (or double bedroom) with a TV and an en-suite bathroom with a shower; and another twin room (or double bedroom) with a TV and an en-suite bathroom with a shower.

Rosa Arancio Cottage:
Located just 25 meters from the main villa and conveniently close to the parking area, this charming cottage is all on one floor, with an entrance from the rear side. The cottage can accommodate up to three guests, thanks to a single sofa bed, and offers a comfortable master double bedroom complete with a TV, a single sofa bed, and an en-suite bathroom with a bathtub and shower combination. The layout ensures a cosy and private retreat for those staying here.

Nonna Cottage:
Nonna Cottage, located on the left-hand side of the Rosa Arancio cottage, can accommodate up to five guests in two bedrooms. The first bedroom is a double bedroom with a TV, a single sofa bed, and an en-suite bathroom featuring a bathtub with an integrated shower. The second bedroom is a double bedroom (or twin room), featuring a TV and an en-suite bathroom with a shower. This cottage offers a comfortable and private space for those seeking a peaceful retreat.

Olivi Cottage:
Olivi Cottage, located approximately 50 meters behind Nonna Cottage, uphill, can accommodate up to five guests in two bedrooms. The first bedroom is a double room with a TV and an en-suite bathroom featuring a bathtub with an integrated shower. The second bedroom is a double bedroom with an en-suite bathroom with a shower. Additionally, a single sofa bed is available on a mezzanine level in this room, providing space for an extra guest, bringing the total capacity to five guests.
