In less than one hour by car, you can easily reach Florence, famous for being a treasure chest of priceless heritage. The most important sites in Florence include the Duomo, the Baptistery, the Uffizi and the Galleria dell’Accademia. The churches of Santa Maria Novella and Santa Croce are veritable art galleries, while the library of San Lorenzo is a magnificent exhibition of Michelangelo’s architectural genius. Wander some of the most ancient streets in the city until you reach the Arno River, cross the Ponte Vecchio and experience the newest area of Florence, the Oltrarno.

The villa is a few kilometers from Siena, Italy’s loveliest medieval town, whose heart is represented by the magnificent Piazza del Campo, scene of the lively Palio horse race, which is held twice a year in July and August. Property 313 can accommodate up to twenty-two guests featuring eleven bedrooms spread over the main villa and the cottage.

The property is surrounded by a lush garden where you will find an exceptional pool with Jacuzzi and a poolside area furnished with comfortable sun loungers inviting guests to sit back and unwind. The garden also boasts a generous al fresco lounge area with comfortable sofas and armchairs where guests can enjoy wonderful moments of relaxation in the company of a good book. The villa also offers a generous al fresco dining area with a large table where guests can intimately spend time together while enjoying traditional Italian food and the mild Tuscan climate.

On the ground floor, a large paved area, once the farmyard, leads into a characteristic terracotta room with stone walls, open beams and arches offering a truly unique atmosphere thanks to the cheerful crackling of the fire in the typical Tuscan fireplace. This floor also houses three fully-equipped kitchens where you will find all the amenities you might need during your stay and where it is possible to prepare delicious Tuscan meals, and a generous living room complete with a typical Tuscan fireplace.

On the ground floor you will find a spacious double bedroom with en-suite bathroom with shower. On the same floor you will find an accessible bathroom, which is available on request. On the first floor you will find seven double bedrooms complete with en-suite bathroom with shower. Offering a calm atmosphere, the lower ground floor of the main villa houses an exceptional wellness area with heated Jacuzzi, sauna and gym.

Located next to the main villa, the cottage can accommodate up to four guests featuring two double bedrooms and a shared bathroom complete with shower and bathtub.What is unique to the cottage is the large loggia, the private garden and direct access to the swimming pool.
