The villa is a stone’s throw from Florence, a treasure trove of art with an astonishing contemporary vibe. Beyond its extraordinary artistic heritage, a testament to centuries of civilisation, the best way to enjoy Florence is to stroll along the riverside avenues at sunset or to get lost among the city’s myriad alleyways in the bohemian Oltrarno or the narrow little streets of San Niccolò, where it feels as though you have stepped into another era along its centuries-old walls.

The villa is just a few kilometres from San Gimignano, one of the best-preserved medieval towns in Italy. From afar, San Gimignano resembles a town from a Renaissance painting: a circle of 13th-century walls enclosing tall, teetering stone towers. Its towers make it instantly recognisable, but the art treasures held within its walls are equally remarkable. Although the town is small, there is enough art, architecture, and fine food to keep you occupied for more than one day.

The villa is also a few kilometres from Siena. Surrounded by vineyards and olive groves, this magnificent property provides the perfect retreat for those seeking complete relaxation in the heart of Tuscany. Property 10320 can accommodate sixteen guests in eight bedrooms (six double bedrooms and two twin rooms) spread over three floors.

The 32 acres of the villa’s grounds are the perfect place to enjoy quality time with loved ones, surrounded by majestic evergreen oaks and a one-of-a-kind panorama. All the facilities, from the swimming pool (which can be heated on request at an additional cost) to the sports fields, are designed to offer exclusive and private activities for you to enjoy together. If you enjoy walking, the forest provides plenty of cross-country trails for intimate and safe hikes.

The outdoor pool, framed in local pietra serena stone, has been part of the villa for years. The pool is surrounded by pines, cypresses, and lime trees, and can be heated on request. The evergreen forest also encircles a regular-sized tennis court with well-maintained grass turf. Thanks to the goals on the side of the court, it can be used for soccer. The villa offers three different areas for al fresco dining: near the vegetable garden, by the pool, and at the tennis court. A professional wood-fired oven will be available in the barbecue area from 2024.

Every detail of the villa has been designed to offer maximum elegance and comfort. On the ground floor, the living area of the villa is the perfect place to relax. The ground floor consists of a bright and generous living area of over 250 square metres. The elegant spaces offer ample room for total relaxation and private retreat. All rooms, from the kitchen to the living rooms, are individually furnished and equipped with top-of-the-line amenities to ensure the highest comfort. On this floor, you will also find a convenient guest bathroom and a large master bedroom with a king-size bed, a spacious wardrobe, and an en-suite bathroom. From 2024, the bathroom will be suitable for people with disabilities.

There are few things more important than a good night’s sleep, so the first floor of the villa is designed to ensure you always wake up happy and well-rested. All rooms are quiet and comfortable, with suite-level amenities and breathtaking views from the windows. On the first floor, you will find six bedrooms with bathrooms. All bathrooms are equipped with showers, and two also have bathtubs. Two rooms have twin beds, three bedrooms have king-size beds, and one bedroom has a queen-size bed.

An old dovecote, the ochre-hued tower, is now a lofty living room offering commanding views of nearby Florence and the emerald-green countryside. Between the second floor and the living room is the most private of the villa’s bedrooms, located on a luminous and delightful mezzanine. The mezzanine consists of a double bedroom with a king-size bed and an en-suite bathroom, while the upper level is a spacious living room with four wide windows.
