Property 10286 is one of the most stylish properties of Florence countryside, it is located in the surroundings of the Abbey of Passignano, also famous for the vineyards of Antinori family. The property is located in the heart of Chianti, between the provinces of Florence and Siena. The villa was built during the XVth and XVIth century for the Fattore (Administrator) of the vast agricultural possession of the renowned Abbey of Passignano dating back to the Xth century. The villa kept all its original characteristics through the centuries until the last owner acquired in 2007. This amazing property is now ready to be rented after four years of a laborious process of renovation, that included searching for the specialized architect, a construction company formed by artisans of the area, and a search of original materials coming all around Italy, in order to have the right hand made pavement, chimney, forged iron, doors, etc. Once finished the restoration work was finished the owner started with a never-ending journey through Antiquaries around Italy and France to decorate the villa in a manner that respected its character and original style, but also provided a relaxing and comfortable environment for my guests. The renovation and decoration was finished in 2012, and the villa has already been published and prized by some of the most important decoration and architectural magazines in Europe.

Property 10286 is located on a top of a hill, with stunning views to the Chianti countryside, only two km. to the village of Sambuca. Its outside is all in original stones and surrounded by a Mediterranean Garden. It’s situated in a 10 acre property of original Tuscan oak forest, isolated from other populated areas by a circle of over 600 yards. In its interior the villa has 6 bedrooms (5 double and a twin room), 5 bathrooms, a large living room and dining room, and a gourmet style large kitchen. It is ideal for a dream holiday stay, for a group of up to 10+2 people.  A 60 feet long infinite pool awaits the visitor with a large and well appointed area for sunbathing.

The property
Borders with the property of Marchese Antinory and  it is one of the several properties once owned by the Monastery, where some of the most prestigious Italian wines are produced. The ten century old Abbey of Passignano, can be spotted from the villa and visited by a short car ride. The villa location makes it ideal to visit some of the most fascinating Art Cities in the world. Florence can be reached by car within 15 miles; Siena (the city of the Palio) is just 20 miles away. San Gimignano, the adorable city of the towers is just 18 miles from the villa. The cultural, gourmet / winery, and nature adventures that can be arrange within short distance from the villa are endless and would require months before sampling each of them.

The view of VIlla Passignano is truly unique spreading over the typical Tuscan hills coluored by vineyards, cypresses, olive-groves and woods. The villa is sourrounded by several elegant spots as the well furnished patio close to the kitchen where guests can sit and eat outdoors, going down for a short path you'll arrive to the ancient basin, originally  used to be a washtub, now transformed into a magnificent 16 x 4.5 meter swimming pool, with salt water. All along the villa a pleasant walking runs through the property offering during the summer a fragrant blooming of rosemary and lavander plants.
The villa has the typical facade of a Tuscan farmhouse with natural stone walls and a small turret on the top (Colombaia), that offers an amazing 360° views of the surrounding Chianti region.

The house consits of 2 levels plus the turret.
GROUND FLOOR. From the garden you'll have access in the main entrance hall, leading: on the left to the first double bedroom with an ensuite bathroom with shower; on the right to a large and fully equipped kitchen with 7 burner cooker and double oven, large fridge,dishwasher and in the centre a long table; a french door leads out to a patio with a dining area with a table and chairs for all the guests of the house. The kitchen is also connected to the dining room, next to the dining room, if you prefer to have a dinner inside!
In the front to the refined living area which is divided into three large parts: the living area with sofas and fireplace, the living area with French window leading out to the garden and the dining room. All the living room faces with French windows onto the swimming pool area.
From the entrance hall coming up through a short staircase you'll lead the FIRST FLOOR: an hall with small sofa give access to 2 bedrooms one with french bed and ensuite bathroom with shower, another one (a twin) that shares a bathroom (shower, bathtub and double basin) with another double bedroom. From the hall you have access to a large living room with fireplace. There you have access on the double bedroom (the one that share the bathroom) and on the right to a large master double bedroom with fireplace with en suite bathroom with shower and a dressing room. From the hall a staircase leads up to the COLOMBAIA (the turret) where you'll find a 1 twin room with panoramic windows and a sofa with a wonderful view.

The villa can accommodate 10+2 guests: there are five double bedrooms plus one twin room which is located in the Colombaia. Please note that this room is not close to a bathroom, so it is a more suitable accommodation for children or a nanny with the flexibility to use the bathrooms in the other rooms.
