Property 451 is an extraordinary and unique property is situated only a few minutes away from the center of Porto Rotondo, its well known beaches and the beautiful beach of Golfo di Marinella. Immersed in lush green and pure Sardinian vegetation and granite rocks with bizarre shapes you will pass an unforgettable vacation. Our land of 10.000 sq. m. is completely fenced and you have access through two automatic gates that guaranties the maximum privacy. On the property you have five different locations, all independent and different in size and style. In the center of our well taken care of park is situated the stunning pool with its smooth shape, perfectly integrated  in the surrounding nature. Each Villa has its own access to the pool. Here you can relax, listen to the outdoor music on the comfortable sun chairs or sit in the shade of the large umbrellas. The pool is equipped with a whirlpool area, swimming against current and a rock that is used as a springboard. If you care for a unique experience, let yourself massage by the water of the cascade. At night the water is illuminated by seven different colors / a perfect location for a romantic aperitif at sun down. The overall capacity of our Villas is twelve double bedrooms, that is certainly enough room for a group of friends or a large family. Of course you can also rent each accommodation by itself. The big and cured lawn is the ideal place for children to play and encounter our free living turtles and colored peacocks. 

VILLA ROCCIA: the main villa, about 250 sq. m., is named Villa Roccia, furnished tastefully in Sardinian style with valuable materials. It has four double bedrooms and four bathrooms. All rooms are provided with air conditioning and heating. You can also divide this house in two parts. In one part you have the master bedroom with its Jacuzzi bathtub inside the room, a cabin wardrobe and the bathroom with shower, double sink, WC and bidet.The second bedroom is furnished with double bed, a build-in-wardrobe  and a small gallery to be reached through a wrought iron stairway. Here you find enough room for another single mattress. The big living room offers space for a big round sofa, a corner in front of the fire place with couch and a dining table for eight persons. The living room is also the location of the home theater with TV, DVD, CD and Bose stereo that commands the music in the pool area. This room has two entrances/exits, one leads to the small, antique amphitheater and the other one to the porch area with its corner relax and dining table for 10 persons. Underneath the porch is located the laundry room.The big kitchen in blue grey oak branded Miele, with its big dining table in the center offers everything you might need: grill, deep fryer, oven, microwave as well as a dishwasher and a large America fridge/freezer. From the kitchen, going through a small studio you reach the second part of Villa Roccia. This part can also be rented apart as it has a separate entrance. Here you find a big rock sitting in middle of the living room on two levels. Besides the living room you have two double bedrooms, two bathrooms and a small kitchen counter with fridge and stove. The kitchen is hidden behind the rock and a particular exit leads to the outside area created in the middle of fantastic rock formations. The various corners are very special and intimate. At the end of this rock landscape you have another sundeck with sea view built on top of a big granite rock. Next to it you find an outside shower. 

VILLA MARTINA: this Villa is located next to Villa Roccia. This house of about 100 sq. m., has one double bedroom with its bathroom and a large wardrobe. To reach the room you have to get down some granite steps. The kitchen is located between the bedroom and the living room and its equipped with oven, stove, fridge/freezer and washing machine. A small table offers room for two persons. From here you get to the round living room with its chestnut beams. It’s furnished with a dining table for six persons, a comfortable couch, TV and a sleeping sofa. All rooms have air conditioning and heating. The living room is functioning as entrance on one side and exit to the outside area on the other side. This area is built in the middle of stunning rocks. We have also created a unique kitchen with Pizza oven, stove and sink, that allows to cook “underneath the stars”. The wooden veranda next to it hosts a big round table for 10 persons. You have also a sundeck with an outside shower on your disposal. On the roof of this Villa you find a panoramic bedroom that can make part of Villa Martina or rented separately. Its name is Penthouse.

PENTHOUSE: in order to reach the Penthouse you have to use a granite stairway built in the middle of a huge rock and cross a bridge. You get onto a big terrace with a beautiful sea view. You have to step down five stairs to reach the luminous room with its yellow colors, spectacular view and particular shape. It’s furnished with double bed, a table with two chairs, an armchair and a wardrobe. You also have TV, fridge and air conditioning. The bathroom with shower, sink, WC and bidet is next to the bedroom. Outside, underneath the porch area, we installed a small kitchen counter in order to prepare yourself a coffee or a nice plate of pasta. Of course you have also outdoor furniture on your disposal.  

VILLA LUMACA: in  the opposite part of our property, divided by the pool and the lawn, is situated the beautiful Villa Lumaca with its approximately 130 sq. m. Villa Lumaca has three double bedrooms and two bathrooms. Each room is provided with a large build-in wardrobe, sideboard, TV, air conditioning and heating. They all have direct exit onto the porch in the garden. The Villa has two spacious bathrooms with massage system showers, sink (one with double sink), WC and bidet. The floor and wall tiles are handmade in Sardinia and in one bathroom you can admire a granite rock. The living room is furnished with a large and comfortable couch, an antique cub board, TV, stereo, air conditioning and heating. The ceiling is decorated with chest nut beams. In the same room you find a dining table for six persons and the open space kitchen in blue-grey wood. The kitchen is equipped with anything you might need: fridge, microwave, oven, stove and dishwasher. The washing machine is placed in a separate little building outside in the garden. The porch is furnished with a table for up to ten people. Here in the garden you can also have a charcoal BBQ and you have direct access to the pool. 

House ROSA: close to Villa Lumaca is situated the small house of about 45 sm. Never the less you will find all that is necessary for a pleasant vacation. The house has two double bedrooms, one bathroom , a kitchen, a small terrace and a small porch. The two double bedrooms are furnished with a build-in wardrobe, TV, air conditioning and heating. The ceiling is faced with wood panels and big chest nut beams. In order to enter the house you have to pass the sliding doors of the bedrooms. House Rosa has a wonderful bathroom with a rock inside, sea stars on the wall and a double sink covered by mosaic. The shower is equipped with massage system. The build-in kitchen in beige colored wood is completely furnished. It has a table with four chairs, a fridge/freezer, oven with stove and a washing machine. A sliding door leads you outside on the terrace that confines with our outside wall. Here you can have a BBQ or hang out the washing. In front of the entrance is located the small porch with its table and four chairs. He whole area is sun and wind protected by a bamboo grating and plants.

MONOLOCALE: next to House Rosa is located the one room apartment, named Monolocale. It’s situated in the same building. In one room you find sleeping zone, eating corner and kitchenette. The friendly room is furnished with a double bed and a build-in wardrobe. Behind a small dividing wall is situated the table for two people and the kitchenette with its fridge, oven and stove. TV, air conditioning and heating make part of the furnishings. The ceiling is faced with wood panels and big chest nut beams. The small bathroom has a shower, build-in sink with cabinet, WC and bidet. The porch is furnished with a table and two chairs and is sun and wind protected by a bamboo grating and plants.
