Location and Surrounding Area

Located just north of Rome, south of Tuscany and west of Umbria, this magnificent nine-bedroom property is the perfect place for an elegant break in one of the most appreciated areas in central Italy. Property 223 is located near Viterbo, the largest town in northern Lazio and a much-overlooked gem with a charming medieval historic center. It was heavily bombed in WWII, but much of its historic core survived and this attractive tangle of grey-stone buildings is today in remarkably good shape.

Tarquinia is a UNESCO World Heritage Site famous for its Etruscan tombs. The ancient burial grounds date from the Iron Age through to Roman times and reveal fascinating insights into life in those times. Make sure you visit the main Monterozzi necropolis with its 6000 tombs, of which more than 200 feature stunning wall paintings. These paintings portray enormous banquets, sporting events, erotic scenes and various Etruscan myths.

Set atop a plug of rock above fields of vines, olive groves and cypress trees, Orvieto is one of Umbria’s star attractions. Its medieval center is a classic of its kind, with weaving lanes, brown stone houses and cobbled piazzas, and its location between Rome and Florence ensures a constant stream of visitors. But what sets the town apart from its medieval neighbors is its cathedral. This extraordinary vision is stunning inside and out, with a sensational façade and frescoes that are said to rival Michelangelo's in the Sistine Chapel.

In less than two hours by car, you can easily reach Rome. A heady mix of haunting ruins, awe-inspiring art and vibrant street life, Italy’s hot-blooded capital is one of the world’s most romantic and charismatic cities. Streets that are centers of fashion, wonderful architecture and historic buildings filled with priceless works of art – Rome has it all. It would take weeks to see all that this extraordinary city has to offer, but a few days is enough to see the most interesting Roman sights.

The nearby lakes Vico and Bracciano are of volcanic origin and their unique geological features render them an oasis for multiple aquatic plants, fish and birds. They both offer much in the way of beautiful walks, water sports and even pretty beaches for a refreshing swim during the summertime. These are the same uncontaminated, pastoral views that have long inspired artists such as the French landscape painter Jean-Baptiste-Camille Corot.

The Property

Immersed in landscaped gardens with countryside views and olive orchards, Property 223 provides the perfect retreat for those seeking complete privacy and relaxation in one of the most peaceful corners in central Italy. Built in the 18th century, Property 223 has been owned and managed by the same family for over 300 years. Offering antique décor and numerous paintings, this magnificent property can accommodate up to seventeen plus two guests in nine bedrooms spread over the main villa and the guesthouse.

Surrounded by a lush garden, this magnificent property boasts a large infinity pool and a generous poolside area furnished with parasols and comfortable sun loungers inviting guests to sit back and unwind. Offering a tranquil atmosphere, the poolside area represents an idyllic spot for basking in the sun and enjoying wonderful moments of relaxation. The outdoor area also features an al fresco dining area and numerous romantic paths.For those looking to tie the knot, a little lovely country church can be found on the estate.

The main entrance is through a narrow gateway flanked by two columns in local grey Peperino stone. A long drive bordered by cypress and olive trees leads up to the house. Built over three floors, the top two livable floors offer ample living and dining space, as well as six bedrooms with en-suite bathroom. Please note that the ground floor is closed to the public. The expanse of olive trees surrounding the villa produces DOP extra virgin olive oil sold and appreciated all over the world.

From the villa you can enjoy a truly spectacular view of the city of Viterbo, the region of Lazio and as far as the Tuscan Maremma with its promontory of the Argentario on a clear day. On the main floor, the elegant living room is adorned with paintings and boasts a fireplace surrounded by comfortable velvet sofas and silk pillows. There is a smaller TV room as well as an aristocratic-looking library. The library is a truly fascinating room at Property 223 with bookshelves brimming with hundreds of antique books.

Equally elegant is the dining room located on the first floor together with a kitchen (for staff use only) with access to an outdoor dining area. Guests can access a paved pergola equipped with outdoor facilities, making it the ideal place to enjoy al fresco meals with friends and family. Although the first floor is mainly dedicated to communal spaces, there is also a double bedroom featuring en-suite bathroom with shower. A wonderful terrace offers a stunning sunset over the pool and is perfect for a candle light dinner.

On the second floor, you will find five additional bedrooms. Two wonderful master suites, one of which with an old fireplace, sitting room and en-suite bathroom with Jacuzzi and shower. The other, which is located on the other side of the floor, has a bathroom with tub, a private sitting room, and a wonderful view on the pool and the town of Viterbo. A further bedroom, with a comfortable French bed, shares a small bathroom with large shower with two twin rooms.

The guesthouse, located a few meters from the main villa, is divided into two independent units: a section is for the sole use of the house managers, accessible via a separate entrance. Via a second private and independent entrance, on the first floor, guests will access three bedrooms: two double bedrooms and one twin room, with en-suite bathroom. The two double bedrooms have a single bed on a mezzanine. Please note that the villa is not equipped with air conditioning but fans are available in the bedrooms.
